The Market has SPRUNG, even though SPRING is slow in coming!

I’ve bumped into a few people in the last few days who have said to me the Edmonton market is HOT! So I just thought you’d be interested in a few statistics to give you perspective on the mid-month April sales to date compared to March 2013.

* Inventory has increased by 26% since the end of March, 4741 to 6441, 1950 new listings this month.

* Listings sold just this month is 907 to date. Last month 3369 sold. 907 of the 6441 listings have sold to date. At April’s pace we have about 6 months worth of inventory.

* Average SFD price month to date is $389124. Last month’s average was $416,739.

So, my interpretation of these statistics are simple: the market is hot for inventory volume increase, but buyers have more to choose from, and they are taking their time and being selective. Such a luxury!
